Stamp Duty Land Tax (SDLT)

You pay the stamp duty when you:

• Buy a freehold property
• Buy a new or existing leasehold
• Buy a property through a shared ownership scheme
• Transfer land or property in exchange for payment e.g. you take on a mortgage top buy a share in a house.

The amount you pay will depend on the value of the property or land and the factors mentioned above e.g. is it a residential property?

How to pay

We will file your return and pay the Stamp Duty on your behalf on the day of completion. If you are due any discounts then this will be taken into account e.g. first-time buyer.

In April 2025 you buy a house for £295,000. The SDLT you owe will be calculated as follows:

• 0% on the first £125,000 = £0
• 2% on the second £125,000 = £2,500
• 5% on the final £45,000 = £2,250
• total SDLT = £4,750

There may be further SDLT considerations if:

• Buying a new leasehold residential property
• Buying an additional property
• Replacing your main residence
• Eligible for special rates e.g. corporate bodies

Different rates apply for:

• Non-residential
• Mixed use land and property e.g. flat connected to a shop
• Freehold sales and transfers
• Land and property transfers
• Shared ownership e.g. through a housing association
